Redevelopment Packages


Suburban Infill Plans & Surveys

Also known as "Teardown & Rebuild." Consists of the demolition of an existing older home followed by replacing it with a new, more energy efficient home. The required plans/surveys for this type of project consist of:

  • Boundary Survey
  • Establish Building Line Survey
  • Topographic Survey
  • Stormwater Management & Sediment Control Plan
  • Tree Inventory & Protection Plan
  • Zoning & Site Grading Plan


Addition Site & Drainage Plan & Surveys

Montgomery County will require that additions meet all zoning and drainage run off requirements. The required plans & surveys generally consist of the following:

  • Addition Site Plan
  • Boundary Survey
  • Drainage Plan
  • Sediment Control Plan
  • Stormwater Management Plan
  • Topographic Survey

Addition Site Plan

Utilizing Boundary and Topographic surveys a plan will be prepared siteing the proposed addition both horizontally and vertically so as to meet the County regulations for building heights, lot coverage, story, and projections.

Boundary Survey

After researching the County land records a field survey is performed to reestablish the property lines so that all future construction is kept within the subject property.

A Boundary Survey is also necessary for additions if the proposed improvements will be closer than 2' to any building restriction lines.

Construction Surveying


Drainage Plan

Using a low impact development (LID) design approach PVS will meet the County requirements for additions larger than 400 square feet that will disturb less than 5,000 square feet of ground. If the project will disturb greater than 5,000 square feet a full storm water management/sediment control plan will be required (see below).

Easement Descriptions


Establish Building Line Survey

As required by Montgomery County Zoning Ordinance 59-A-5.33 (ZTA No. 08-11) a field survey is performed to establish the front building restriction for new construction.

Sediment Control Plan

Based on individual site conditions PVS will prepare a plan using a low impact development (LID) design approach to meet Montgomery County's Environmental Site Design (ESD) requirements.

Site Plans


Stormwater Management Plan

Based on individual site conditions PVS will prepare a plan using a low impact development (LID) design approach to meet Montgomery County's Environmental Site Design (ESD) requirements.

Topographic Survey

A field run topographic survey is performed so as to locate the existing features and to map the contours for use in the site design process.

Tree Inventory & Protection Plan

A field survey will be performed locating the existing trees on the subject property. A plan will then be prepared to meet Montgomery County Urban Tree requirements.

Well & Septic Plans


Wetlands Delineation


Zoning & Site Grading Plan
